Affordable
Building Quality, Affordable Housing for Nearly 20 Years
At The Annex Group®, we’ve spent nearly 20 years identifying key areas across the country where affordable housing is most needed. Our expertise allows us to focus on high-demand locations, ensuring we deliver quality housing working households can afford. Through careful research and resource investment, we develop properties that not only experience high leasing rates but also cater to the real needs of residents.
What is Affordable Housing?
Affordable housing is defined as housing where the resident pays no more than 30% of their gross income on housing costs, including utilities.
Income limits for affordable housing vary by location, based on the Median Family Income and Fair Market Rent estimates for specific metropolitan areas or counties. Qualifying affordable housing projects may also receive government funding.
The LIHTC Program: Making a Difference
Since the creation of the Low-Income Housing Tax Credit (LIHTC) program under the Tax Reform Act of 1986, affordable housing developers have had access to vital resources that help meet the demand for quality housing. At The Annex Group®, we leverage LIHTC to deliver homes that exceed resident expectations.
Here’s how it works:
- Each state allocates tax credits from the federal government to help subsidize housing development, based on population.
- Developers apply for these credits, which are awarded through a competitive process.
- State housing agencies select projects that benefit local communities, ensuring that federal funds are used where they’re most needed.
Why Housing Matters
A home is more than just a place to live — it’s the foundation for a better quality of life. Whether you’re renting an affordable unit or owning your own home, everyone deserves access to quality, affordable housing. That’s the goal we strive for at The Annex Group®.
