INDIANAPOLIS (September 29, 2026) – The Annex Group®, a leading impact housing developer that creates affordable, workforce and purpose-built student housing communities, today announces groundbreaking plans for Central at Old Southside, a new affordable housing community just south of downtown Indianapolis. Located at 1406 S. Capitol Ave. in Indianapolis, IN 46225 (future building addresses: 150 Southside Place and 160 Southside Place), Central at Old Southside will be on over six acres of property and offer 227 one-, two- and three-bedroom units to households earning between 50 and 60 percent of the area median income (AMI). A groundbreaking ceremony will mark the official beginning of construction on the $71 million property. Details include:

- What: Join The Annex Group, community members, and project partners for a ceremonial groundbreaking of Central at Old Southside. The program will feature remarks from Councilperson Kristin Jones, a ceremonial shovel photo opportunity, refreshments, and networking.

"With Central at Old Southside, we are transforming an underutilized infill site into an amenity-rich community. We’re excited to bring high-quality workforce housing to this neighborhood and help fuel the continued growth of the Old Southside area, with great connectivity to downtown Indianapolis and surrounding neighborhoods like Bates-Hendricks and Fountain Square."
Amenities for Central at Old Southside will include a community center, fitness center, business center, dog park, garden area, playground and picnic area.

The Annex Group’s partnership with the McKenzie Center for Innovation and Technology will create hands-on learning and career development opportunities for local people through Annex University, an initiative launched earlier this year that provides access to experiential training, applied learning and professional development opportunities for individuals seeking to improve their lives through stable employment and long-term career growth.
Additional partners on the project include BVH Architecture (architect), CEC (civil engineer) and Impact Housing Indiana, Corp., an organization dedicated to supporting residents of affordable housing communities within The Annex Group’s portfolio. The City of Indianapolis awarded Central at Old Southside with a 15-year PILOT award and Indiana Housing and Community Development Authority (IHCDA) provided $500,000 in soft funding as well as $33.5 million in tax-exempt bonds. Bank of America (investor and construction lender) provided approximately $30 million in total equity as well as $53 million in construction financing, while Merchants Capital (permanent lender) provided more than $30.75 million in permanent debt financing. The Annex Group also thanks IHCDA for its continued support of affordable housing across the state of Indiana, specifically through the issuance of 4 percent tax credits and tax-exempt bonds.
This will be The Annex Group’s third community in Indianapolis.

The community brings 216 one-, two- and three-bedroom units to households whose income level is at or below 60 percent of the area median income (AMI). “We are thrilled to cut the ribbon on Union at Rivers Edge, which has already become home to many people in Des Moines,” said Tom Tomaszewski, President of The Annex Group. “Situated in a beautiful spot, we believe residents will enjoy the scenery, proximity to downtown Des Moines and desirable amenities. We are proud to open the doors to the public and our many partners to join in celebrating the opening of this community and the positive impact it will have in Des Moines.”
The $62.9 million community is now leasing. Union at Rivers Edge apartments provide residents with amenities including a community center, complete with fitness center, business center, and on-site leasing. Outdoor amenities include playground, community terrace, dog walking area and parking. Residents will also all receive complimentary transit passes for the Des Moines Area Regional Transit Authority (DART) which will have a bus stop adjacent to Union at Rivers Edge.
“As Des Moines has experienced economic growth, it’s evolved to become a destination more people want to move to and start a life in,” said David Wesner, Senior Vice President of Development for The Annex Group. “Affordability in the area has taken a hit as the population has increased making this kind of housing even more important. We are on track to be fully leased by the end of this year, and that speaks to the convenience and desirability of Union at Rivers Edge and the appeal of Des Moines on a broader scale. Partners on the project include: Civil Design Advantage (CDA) as the civil engineer, ASK Studio as the architect, Summit LIHTC Consulting and Impact Housing Indiana. Affiliates of The Annex Group completed construction and will provide property management services for the community. Financing partners include WNC for over $24 million LIHTC equity, Cedar Rapids Bank and Trust for tax exempt bond financing of over $32 million, Iowa Finance Authority for tax exempt bond allocation, and the City of Des Moines for tax increment financing (TIF), tax abatement and $300,000 American Rescue Plan Act (ARPA) funds.

The program was built on the belief that true engagement, productivity, and success come from individuals understanding how they can grow both professionally and personally. The current applied learning opportunities associated with Annex University include internship programs, a partnership with the Orr Fellowship, and partnership with McKenzie Center for Field Operations Associates.

Identified through the McKenzie Center’s construction pathway, taught by Aaron Cain, and selected following a comprehensive interview process, Perez and Ortiz will receive direct training, mentorship, and exposure to multifamily construction operations, creating a foundation for long-term success in the industry. The opportunity is a paid, two-year program.

A prestigious early-career development program pairs versatile high-achieving college graduates with future-focused businesses in Indiana.
INDIANAPOLIS (July 6, 2026) – The Annex Group®, a leading impact housing developer that creates affordable, workforce and purpose-built student housing, today announces it has hired Kara Simison and Addison Clark through a partnership with the prestigious Orr Fellowship program. Addison Clark is an upcoming graduate of Indiana University, and Kara Simison is an upcoming graduate of Indiana Wesleyan University, both joining The Annex Group in the marketing department, contributing to our mission to create a positive impact with the people who live, work, and are involved in our communities.
Orr Fellowship recruits, assesses and matches university graduates with high-agency roles in growing Indiana businesses. Together, Orr Fellowship and partner companies give graduates the professional development resources and support network they need to accelerate their careers. The program currently operates two chapters, one in Indianapolis and one in Evansville, Indiana.
This is The Annex Group’s second year of partnering with Orr Fellowship. Nick Logan, Orr Fellow that started within our organization in 2024 as Preconstruction Coordinator has since been promoted to Project Engineer and is a highly valued member of the team.
Orr Fellows are carefully selected from a competitive pool of applicants, ensuring that companies gain access to the most promising graduates from across the country. In this position, Anderson will provide strategic vision to grow Impact Housing Indiana while offering operational oversight and creating sustainable systems that will help the organization do more to positively impact the people living within The Annex Group’s affordable housing communities.
“The throughline of my entire career to date has been helping people get more out of their lives, and this opportunity allows me to continue feeding that passion,” said Anderson. “Leading Impact Housing Indiana aligns with my belief that individuals and families often need more support. In that position, she oversaw operations for multiple youth centers throughout Indiana and managed programs serving young people ages 12 to 24. She is also the founder of Sana Place Indy, a nonprofit organization dedicated to expanding community support and resources for individuals in need.

INDIANAPOLIS (May 26, 2026) – The Annex Group®, a leading impact housing developer that creates affordable, workforce and purpose-built student housing communities, announces today it has been named to the 2026 Best Places to Work in Indiana list. This is the 21st edition of the program from the Indiana Chamber of Commerce. The Annex Group ranked number 42 in the category of companies with 75 to 249 employees.

INDIANAPOLIS (May 5, 2026) – The Annex Group®, a leading impact housing developer that creates affordable, workforce and purpose-built student housing communities, announces today that Joe Kahre has been hired as Vice President of Technology and Innovation for the company. Kahre, a twenty-year technology leader with a strong history of technology infrastructure experience, was brought on board to oversee the company’s technology platforms and responsible utilization of emerging technologies such as artificial intelligence (AI).
“I am thrilled to join The Annex Group and cannot wait to see what my team is going to achieve together,” said Kahre. "My role is to make sure the technology decisions we make are responsible, sustainable and continue to support the company's mission and growth. That means evaluating every option with clear eyes. AI is absolutely part of that evaluation, and I see real potential for it to have a deep impact on how we operate, making us more efficient and enabling better-informed decisions.”
The Annex Group has experienced substantial growth in recent years, with six affordable housing projects being awarded in 2025 with more anticipated for later this year.
